Here's a look at the property...
 
It has ten meadows, several streams, two ponds, plentiful deep woods, a waterfall,
lake access, and a boat ramp on the 'Little Niangua Arm' of the Lake of the Ozarks. 
It is scenic, unspoiled, verdant, pastoral...very peaceful.
 
You will see deer, glimpse bald eagles soaring overhead, and sometimes see wild turkeys strolling by.
Lacking urban noise, the natural sounds of the abundant wildlife is fascinating.  
The hills are  gentle around our Husson Hollow valley, with most of the groundskeeping done by Mother Nature for hundreds of years.

Our log cabin is a small (cozy!), two bedroom vacation home with a 360-degree-wrap-around-porch.
 
It is fully furnished, has central heating and air conditioning, laundry, electric range, microwave, woodstove, and other appliances.
The guest bedroom has a full double bed and an upper twin bunk bed.
 
The two-story garage was built in 2008 for the tractor, ATVs, utility vehicle,  workshop, implements, kayaks and storage.
 
The cabin pond has a bridge leading to an island with a bench, patio, and swim platform on it; a very peaceful spot.

We love the place, and want to acquaint you with it, so we've created this "virtual tour" for our friends.
Here you will find a preview ...until we can visit the property together in person!

 
 
What first attracted us to this place is its natural beauty, Little Niangua River and Lake Of The Ozarks access, proximity to a resort community with considerable amenities, and its potential for the future. 
 
 
Deer Meadows Estates was a family-owned 600 acre ranch dating back to the 1800's, and has remained pristine since.
 
In 2002, the ranch was sold to a developer, and divided into 16 tracts.  We purchased two adjoining tracts at that time, then in 2014 we added yet another adjoining tract.
 
It is a private, gated, unincorporated estate.
 
It has the potential to become a community of large, scenic homesites. For now, it serves as a vacation home, hunting land, and ATV playground.  In all possibilities, we wish to preserve its native state to the greatest extent possible.

Below, picture from Google Earth, has an overlay of the topo map, with our original 140 acre tract outlined.  
It shows elevations, with roads, meadows, etc. labeled. The property size is approximately 1/2 square mile.
It is fenced in and has miles of trails on it for hiking, ATV's, dirt bikes, etc.

In 2014, an additional 15 acres was added, for a total of 155 acres in the property.
The below Topographic Map shows the meadows, ponds, with the ATV paths in yellow.

Below, is a wider topographical view, several miles wide, with the Little Niangua River, and Lake of the Ozarks at the top.  
Our land is outlined, a little left from the center of the map, with the word 'Hollow' of Husson Hollow within it.
We're surrounded by very rural countryside for miles!

The property extends a half mile to the left, and ends at the far right of this view.

Above is one of the ten 'meadow' areas on the property. 
We call this one 'Rocky Meadow.' It is on the property's highest point, and the picture shows  some of the 'rock outcroppings' on it. 
The hill here tops off with a  stone field that looks like textured lava rock.
This is a special place with  many rock features covering it along with the natural vegetation, that inspires landscape ideas such as a terraced garden,
a rock garden with paths, pergolas, patios, etc. 
We have entertained the idea of a very modern hilltop house here,
with lots of glass, suitable to this secluded and uniquely beautiful spot.

Above is one of my favorite potential home sites, we call it 'Camp Meadow' because we camped there the first time we stayed on the property. 
It is a clearing on a bluff on the Northwest side of Husson Hollow, approximately 4 acres of open space on an approximately 6 acre lot,
(with a potential view of the Hollow, if trees are cleared).

Vital Statistics:

Airports: Jefferson City, MO (70 mi.) - St. Louis, MO (150 mi.)
 
35 minutes from Osage Beach, MO, a vibrant resort community on Lake of the Ozarks
 
20 minutes from Camdenton, MO, a community with many amenities
(Shopping, restaurants, hospital, schools, golfing, boutiques, outlet stores, theaters, WalMart, etc.)
 
Garden zone 5 to 6, Four distinct seasons, Mild winters with some snow
 
All Deer Meadow Estates roads are gravel, common access, and commonly owned. Current roads provide two access points into Trottier Estates property
 
Lake of the Ozarks and Little Niangua River access
Boat ramp access included, should we divide the property into seperate lots
 
In the future, If we divide it, the expected lot sizes will range 15 to 5 acres
Sub-dividing will be permitted, minimum 4 acres in size
Current land values run: $3,000 to 6,000 per acre, depending on the location.

Paul and Barb Trottier purchased 140.27 Acres on May 11, 2002.

Misc Q. & A.
 
Are we on the Lake of the Ozarks?
The Lake is 2,700 feet from our cabin.
We have deeded access to the lake at our commonly-owned boat loading ramp,
Fishing and swimming at the ramp is fine.
 
Is there Phone, TV, or Internet Connectivity at the cabin?
No TV reception or phone (no 'land-line' or cell reception) at the cabin, however, you can get good Cell phone reception at our boat dock.
Internet is available 20 minutes away in Camdenton, where there are several wireless access points. We often go to nearby Camdenton for necessities and services.
 
The cabin entertainment technology extent is a couple TV's on DVD players, with no antennas or cable. Also a nice stereo sound system.
Does the guitar amp count? AM/FM/Weather radios? Walkie-talkies? Yep, Ozark HighTech! If you don't remember to bring your favorite DVD's and CD's,
we have a collection there, and a book library as well as numerous games including a horseshoe pit, bocce ball, croquet set, and more.
 
The cabin is a place to 'get away from it all', which is a big part of the charm of being there.

What about the ponds? Fishing?
We have the Cabin Pond, and Poe Spring Pond.
The Cabin Pond is the first one you see; is about 150 feet in diameter with a 15' round island, with a 40' bridge to the island, we first dug it in 2007, then finalized it in 2009.
The Cabin Pond is about two hundred feet in front of the cabin with a windmill areation system, the bridge, the island, and a swim platform. We do have fish in the ponds. The Cabin Pond was stocked in '09 with Largemouth Bass, Bluegills and Channel Catfish, however it appears that both ponds get too hot in the summer to support fish growing to a size for fishing in the ponds. Fishing is excellent in the river/lake close by. If you fish, bring your gear!
 
 There is another pond, Poe Spring Pond, about 250 feet West of the Cabin pond, across Husson Hollow Creek, that has been there for many years, secluded in Poe Spring Meadow.
 
What are our most important reasons to be there?
  • Scenic seclusion with total privacy...Peace and quiet, yet close to Camdenton and Osage Beach amenities.
  • 155 acres of woods, paths, streams, and meadows to hike and explore; the lake to swim, fish and boat in.
  • The cabin, with its beautiful wood-finished interior...cozy, charming. All appliances are May 2007 new. The wrap-around porch is great for relaxing.
  • Husson Hollow Creek to enjoy, with a cool pool to wade in, 80 ft next to the cabin.
  • Floating in the lake is another great way to cool off on those hot MO summer days.
  • Kayaking on the Little Niangua arm of the lake (Yes, we have two kayaks at the cabin! A  single, and a 2-person Kayak.)...we are at what is known as the 'quiet end' of the lake.
  • ATV touring of the land. We have a Kawasaki Mule Utility vehicle and two ATV's there to get around and enjoy. Perimeter fence is in place, with approximately 5 miles of ATV paths, giving access to much of the property.
  • The earthy fun of using the tractor to mow and move logs, etc. as we keep the place in good shape. Clearing ground with the DR Brush machine, chain sawing, hydraulic log splitting, landscaping, gardening, etc. are all activities we enjoy.
  • The wildlife...We have prime deer and turkey hunting land, with places that are deer sleeping areas and wild turkey nesting grounds.
  • It'a a place to find tranquility, away from city life.
